Project info:
Kuijpers gave us a task to model mechanical systems for the Mercado project, encompassing ventilation, heating, cooling, hot and cold water, sewage, and sprinkler systems. Our primary goal was to develop a detailed coordination model that seamlessly integrates these new installations. This effort is based on the demolition drawings and DWGs provided. The project covered an area of 13,000 m² and was under a strict timeline since it needed to be finished within four weeks to start the design team’s work on time.

As a family business operating for over 100 years, Kuijpers is one of the leading Dutch service providers with over 1,200 dedicated employees and a few offices nationwide. They specialize in designing, building, and maintaining energy-neutral technical installations for buildings and industries, ensuring healthier living and working spaces.
The Challenge:
One of the biggest challenges in the Mercado project was working from demolition drawings, focusing only on the portions of the structure that should not be demolished, along with a tight timeframe for delivering the project. Our objective was clear: to precisely differentiate the components to be preserved from those for demolition. The project demanded compliance with specific content requisites and Dutch standards, the Basis ILS while confining our modeling work only to Revit 2021, without using any other software. Our commitment to excellence was constant, driven by the client’s insistence on rapid completion of the work. The challenge was not just to deliver swiftly but to do so with content that met specific requirements and conformed to Dutch standards, and that showed off our ability to swiftly create a high-standard coordination model using Revit only.
The Approach:
Project strategy began on the BIM360 Europe server using the DIBS42 template, setting a solid groundwork by aligning all AutoCAD drawings to the correct zero point and incorporating the necessary families into the model. This preparation work created the way for the modeling of W-installations, such as air handling, cooling, heating, and sprinkler systems, using Revit 2021 and complying with Dutch standards with Dutch-specific content. Our disciplined approach included precise area highlighting from PDFs and exact pipe routing from DWGs.
Efficiency was ensured through a work breakdown structure, allocating tasks among our engineers, with daily meetings to monitor progress and address challenges quickly. Our ability to scale our team to meet the project’s demands highlights our flexibility and commitment to excellence. We showcased our good attention to detail through comparison sheets between the As-Built Revit and AutoCAD for each floor, reflecting our dedication to meeting Kuijpers BIM specifications.
The Outcome:
Ultimately, Kuijpers received a carefully designed digital coordination model, above expectations by blending existing and new installations —free from unnecessary demolition details and precisely according to their specifications. Not only did this ready-to-use model promise to simplify project execution with more efficiency and accuracy, but it also marked a significant achievement: delivered and accepted a full week ahead of schedule, turning a four-week timeline into just three weeks. This not only demonstrated our commitment to excellence but also our ability to deliver high-quality results sooner than expected.
